Possession Day in Alberta: Step-by-Step Guide

Start here: what possession day in Alberta looks like

Possession day in Alberta is simple if you know the sequence. Lawyers release funds, the seller’s lawyer confirms receipt, the listing brokerage authorizes keys, and you switch utilities. The goal is one clean handoff with no second trips and no surprises.

The one-page overview

    • Funds move from buyer’s lender and buyer to buyer’s lawyer.

    • Buyer’s lawyer delivers funds to seller’s lawyer.

    • Seller’s lawyer confirms receipt.

    • Listing brokerage gets the go-ahead.

    • Keys are released to the buyer.

    • Buyer does final checks and starts utilities the same day.

Morning: funds flow

    1. Lender advances funds to your lawyer after all conditions are met.

    2. Your lawyer adds your down payment and closing costs held in trust.

    3. Lawyer sends the total to the seller’s lawyer.

    4. Release confirmation returns from the seller’s lawyer.
Tip: reply to your lawyer fast the week of closing. Slow document responses delay release.

Midday: key authorization

    • Once funds are confirmed, the listing brokerage authorizes key pickup.

    • Keys are released to you or your agent at the agreed location.

    • You can enter the home only after that authorization.
Tip: plan your moving truck for late day, not 9 a.m.

Your first 60 minutes in the home

Bring a phone, notepad, and this list.

    • Walk water shut-offs, furnace, panel, and thermostat.

    • Run taps, flush toilets, test hot water.

    • Open garage, check remotes, and exterior keys.

    • Confirm all included items are present and working (appliances, blinds, remotes).

    • Note any urgent issues and call me before you call anyone else.

Utilities and services

Do these immediately after keys.

    • Electricity, gas, water: set start date to possession day (set up in advance!)

    • Internet and TV: schedule install or transfer inside the first week.

    • Mail: start a postal redirect and update key accounts.
Tip: pre-book internet if possible so a tech window is ready for week one.

What if possession is delayed

Delays happen when funds arrive late, documents are incomplete, or a bank cut-off is missed. If delay risk appears:

    • We push for same-day release with courier or wire confirmation.

    • If it slips, we secure priority release the next banking window.

    • Movers already booked: ask for a late-day arrival buffer on closing week.

Seller responsibilities on possession day

    • Remove personal items and garbage.

    • Leave all included items in place (appliances, window coverings, remotes).

    • Provide codes and manuals where possible.

    • Hand over all keys and fobs labeled and complete.

Buyer responsibilities on possession day

    • Have ID ready for key pickup (if picking up from listing brokerage)

    • Complete the first-hour checks.

    • Start utilities and insurance (should be set up in advance and proof provided to your lawyer)

    • Flag any urgent issues to me the same day with photos.

Common mistakes to avoid

    • Booking movers for early morning.

    • Not photographing meter readings.

    • Forgetting to switch insurance to homeowner on possession day.

    • Assuming small items “come with” the home when not listed in inclusions.

    • Leaving utility setup for “later.”

FAQs

Can I enter before keys are released? No. You must wait for authorization from the listing brokerage.
What if something is missing or damaged? Document it. Call me first. We will review the contract, inclusions, and options.
Can keys release before funds? No. Funds release drives key authorization.
How long does funds release take? Often before noon if documents and wires move on time. Banks have cut-offs.

My role on possession week

    • Coordinate with both lawyers for clear timing.

    • Confirm key release instructions and location.

    • Provide the first-hour checklist and utility contacts.

    • Standby for issues so you do not chase vendors alone.
